Rental Information

 RENTAL INFORMATION 

This page was designed to help facilitate the leasing process.  We have included the steps in the rental process , links to the lease and application and terms and conditions of all leases. If you have specific questions, please check out our FAQ page, or call the office during business hours at (614) 291-5001 or email kellym@universitymanors.com

  • Our rental season for school year (September) begins at the end of November/beginning of December for the next school year.  We will not schedule property tours, nor do we know what we will have available for the upcoming year any earlier.  We do start taking a wait list at the beginning of November.  Check our website for more information close to that time.
  • If you are interested in renting with University Manors please check our website and note the address of any properties you are interested in, then you can either email molliw@universitymanors.com, or call the office at (614) 291-5001 to schedule a property tour.  All property information can be found on the website.  We do not have floorplans or measurements for any of our properties so be prepared to take measurements of windows etc, while you are touring. 
  • Once you have looked at a property and are interested in leasing, contact Kelly as soon as possible at kellym@universitymanors.com, or (614) 291-5001 to set up a leasing appointment. Please be aware that by making a leasing appointment you are committed to living in that property for the time period indicated and are willing and able to put down your deposit at the time of the leasing appointment (usually within 1-3 days).
  • At your leasing appointment you will need to bring your deposit.  Studio building apartments need to bring with them a check or money order for $300. We do not accept cash or credit. Apartment or house deposits are one full months rent plus $40.00 for a key deposit, half of your total deposit is due at the time of your initial leasing appointment. During the leasing appointment you will be given applications as well as  leases for each leaseholder. Kelly will go over specific instructions for completing all paperwork.   In most cases your lease(s), application(s), and the rest of your deposit are due back within two weeks.  You will need to make an appointment to drop off your paperwork, we do not accept this paperwork on a walk-in basis.  Please allow 20 minutes in your schedule for this appointment.
  • When you come in for your appointment  to drop off your paperwork you will need to have all signed leases for every leaseholder, a copy of each leaseholders drivers license, as well as a copy of each co-signers drivers license.  For all apartments/houses the other half of your security deposit is due in a check or money order.  As long as you have all your paperwork complete this final appointment should only take 5 minutes.  We will not accept any incomplete paperwork, no exceptions.  Incomplete paperwork and or late paperwork can result in you not securing the apartment/house so it is imperative that all directions are followed and time deadlines are met.

TERMS AND CONDITIONS OF ALL LEASES
  • A cosigner is required for each resident. All residents under the age of 25 must have a parent or guardian as cosigner, no exceptions. Any resident over the age of 25 may have a cosigner of their choice.
  • Each resident signs a singular liability lease.
  • A security deposit of 1 months’ rent plus $40 for door and mailbox keys (studio building apartments deposit is $300) along with all co-signed leases are required to secure an apartment.
  • All leases are 12 months less 10 days (355 days). A full month's rent is required at move-in regardless of when the lease commences. We do allow subletting with reasonable restrictions.
  • No dogs or ferrets are allowed at any property.  We do allow 1 cat . All cats must be spayed/neutered, declawed, litter trained and all vaccinations up to date. No pets allowed in the studio apartments.
  • Residents pay all utilities at all locations unless otherwise specified. Utilities average $50-80 per person per month for basic gas, electric and water.
  • There are no early move-ins, NO EXCEPTIONS.
