First, the staff at University Manors, Ltd. would like to thank you for choosing to live with our company. We welcome you and hope to have a long and pleasant relationship with you. We know the move-in process can be an exciting, yet very hectic, time for everyone. Because of this we have compiled a very detailed list of information for you to read through, it is imperative you read through the following information thoroughly.
PRIOR TO MOVE IN
Some reminders to help you prepare for your new residence are listed below.
Please contact the companies listed below 7-10 days before your lease starts to establish service effective the day your lease starts. This utilities must be in your name as of the 1st day of the lease as part of your lease agreement

- City of Columbus (electric service): 614-645-7360
- Time Warner Cable: 614-481-5050, you may conact other cable companies however some buildings are still under contract with Time Warner and that will be the only cable company that you can use.
Do not contact the water company. The water bill stays in the name of the landlord. We will forward it to you.
- Houses pay the water bill directly to the water company.
- Apartment complexes will pay their portion of the water bill to the landlord.

MOVE IN DAY PROCEDURES

Come to our office between the hours of 10:30am and 3:00pm to pick up your keys and pay your September rent (rent is due for the entire month regardless of move in date). Your rent must be paid in a check or money order. We do not accept cash.

Only one leaseholder should come to our office to pick up all of the keys for their house. That one person must bring with them September's rent in one check or money order. You will need to make arrangements with your roommates and coordinate who will be bringing the check and how you will get your rent to that person. Do not mail your September rent to us. We record rent at move in, and due to the number of people at move in day, it is impossible to track anyone who has paid in advance. Also we do not give out receipts for rent, you can use your cancelled check as receipt, or money order stub. Please note: keys will not be given without the full rent paid or to anyone whose apartment still has outstanding paperwork, leasing materials, or deposit money due. No exceptions.

Along with the rent please also bring the following to move in:.
1. Roster: The first and last names of everyone living in your house/apartment. Please include all cell phone numbers and email addresses.
2. Proof of Insurance: As stated in your lease agreement you are required to hold an insurance policy that covers your belongings and our property in case of damage. This can either be a joint policy with your other roommates or individual policies. EVERY TENANT MUST FURNISH PROOF THEY ARE INSURED AT MOVE-IN! Please do not contact the office regarding which company to use, you will need to research insurance providers on your own. Every tenant must show proof that they are insured at the time of move in, no exceptions. We ask that you bring this will you when you get keys, please do not mail or fax this in advance. - Repairs: Prior to move-in all repairs should be done, unless you are otherwise notified. However if something has been overlooked we request you do the following: If at all possible email the maintenance issue to briang@universitymanors.com, remember to include your name address and phone number in the email. If it is an emergency during office hours please call the office at (614) 291-5001, or stop in to let us know the issue. If it is an emergency after hours please call (614) 322-4275. Please keep in mind that this is an extremely busy time for us and that all maintenance requests will be prioritized by severity. We will fix the problem,we just ask that you are reasonably patient.
- Parking: All parking lots will have towing temporarily suspended for move-in to allow for moving vehicles etc, to help facilitate your move. If you receive a parking permit application at move in you will need to fill that out and return it to our office during business hours in order to obtain your parking permit. The date the towing company will begin patrolling the lots are on the application. Please be aware that towing starts promptly on the date indicated on the application.
- Late Move-ins: If you and your roommates are not planning to pick up your keys on your move in date, you need to contact us in advance and let us know the date you will get your keys. Rent is due for everyone on the day you move in, and you cannot receive your keys until you hand in your rent. Your rent will be considered late and a late fee assessed if we do not know ahead of time that you will not be arriving until after the day your lease starts.
